How HOA Analysis works

Understand your HOA’s finances

HOA Analysis brings budgets, financial statements, reserve studies, and other supported HOA documents into a private dashboard. Document processing is currently limited to approved testers.

From a document to useful facts

The service identifies the document type and analyzes supported documents. OpenAI processes uploaded PDFs or their extracted text to identify values and supporting evidence. Some document types can be stored without producing dashboard analysis.

Automatic checks assess extracted values and their source evidence. Values that pass can appear in your private dashboard before human review. Flagged values are held from use until resolved. You can inspect the evidence, review flagged details, and correct mistakes.

“Automatically checked” does not mean human-reviewed. “Reviewed” records a review decision; it is not a guarantee that a document or its contents are correct. Administrator approval for benchmark eligibility is a separate review step and does not certify the HOA or replace professional advice.

Private analysis and public records stay separate

Private uploads do not edit public profiles. Public profiles summarize community-level public records for Colorado HOAs and show their own sources and coverage limits. Saving or connecting a profile does not establish that you represent the association.

To flag public information, use “Report incorrect information” on the relevant profile. Those suggestions are reviewed separately and do not immediately change the source records.

Keep your source documents

Original-file downloads expire after 90 days. Extracted facts and document history remain after original-file removal. Archiving a dashboard preserves its data; it does not erase it.

Read the retention and deletion details or account and data request guidance. Confirm consequential decisions against current source documents and qualified advice.
